CALGARY — There could be fewer conditionally sold stickers on for sale signs in Calgary’s real estate market this year.
Not because of declining sales, though.
A new rule change implemented by the Calgary Real Estate Board gives the seller of a property the option of keeping the conditionally sold sticker off the sign when there is a conditional offer. As well, the seller has the option to not report the conditional sale through the MLS system.
“Before it was the real estate board’s rule that once a property was conditionally sold you had to report it to the board and on the MLS system,” said realtor Cody Battershill with Re/Max House of Real Estate in Calgary. “What the board has done now is give sellers the option because the real estate board wants to let sellers make the best decisions for them. CALGARY — Dave Dziedzic, a Canadian-born, ex-professional hockey player now living in Arizona, says he’s found a solution to the United States housing crisis.
He came up with the idea of real estate investors in Canada and the U.S. helping homeowners avoid foreclosure and stay in their home.
Dziedzic created a program called ‘Housing Angels.’ In this program, real estate investors from Canada and the U.S. purchase a home in a short sale and then allow the former owner to lease the home back with an option to buy it back.
“As you’re probably aware, there’s a lot of homeowners that are upside down. They’ve had some type of hardship with the change in the economy,” said Dziedzic of RealCore Realty in Phoenix. “The typical person maybe owed $300,000 on their house and had a $2,500 a month payment and can’t afford that anymore.Want to read more in depth on this article? We used to marvel at the number of cranes downtown, but it is just as exciting today – and a great sign of future growth – to count those dotting the skyline at the Calgary International Airport.
Driving down Barlow Trail from Country Hills Blvd., I noticed a couple over where the new tunnel is being built by PCL and then around the terminal building there are another five. One is at the control tower being built by NAV Canada and due to open this fall. It will soar 300 feet above the central area to allow views of all runways on the airport.
The others are hovering over EllisDon crews working on the massive new international terminal building on the south end of the main terminal facility; and all are under the watchful eye of Bob Schmitt, senior vice-president of planning and engineering for the Calgary Airport Authority. Whether at or near the city’s core or in the suburbs, condominiums’ appeal is on a roll again.
While the market slowed for a period during the economic downturn, consumers are now taking advantage of price adjustments, redesigned floor plans, good locations and still-very-affordable interest rates, driving townhouse and apartment construction and sales to surge ahead faster than expected.
In an earlier projection, Canada Mortgage and Housing Corp. called for work to start on about 3,900 multi-family housing units in and around Calgary this year — but that number has revised upward.

In Ramsay, a cartoon artist and her two-year-old son discover a statue of a faded pink elephant outside the Crossroads Market. Their solution: buy some pink paint, a brush and give the elephant a big, pink makeover.

CALGARY — Another downtown city block is facing demolition to make way for a new million-square-foot office tower, the Herald has learned.
Cadillac Fairview is preparing its Calgary City Centre project, between 2nd and 3rd Avenues S.W. and 2nd and 3rd Streets in Eau Claire, to construct the first phase of development which will include a 37-storey office and retail skyscraper.
Tenants have been notified they will have to vacate the premises of a one-storey building on the east side of the block so demolition can start to take place.
“Hoarding is currently being designed and erection will commence in the next 30 days. Demolition of the existing (Century Square) buildings will commence shortly thereafter,” confirmed Wayne Barwise, executive vice-president of development for Cadillac Fairview. Calgary is looking ahead. Over the next 60 years, it expects to welcome another 1.3 million citizens – and Plan It Calgary should ensure the city’s growth is sustainable.
The new policy proposes a compact city that encourages walking, cycling and the use of public transit, and preserves open space, parks and other environmental amenities. Mayor Naheed Nenshi campaigned on an anti-sprawl platform in 2010, and is a proponent of Plan It’s push for increased density as the city grows.
A new housing development by Alberta developer Geo-Energy Enterprises is teeing up to provide just what Plan It proposes.
In 2009, Geo-Energy purchased Shawnee Slopes golf course in Calgary’s southwest. Until the golf course closed recently, Shawnee Slopes had been a hackers’ heaven for nearly 50 years. But tastes changed over the decades. The old course wasn’t the draw it once was, and with newer, more exciting courses available, was going to require considerable updating to be competitive. Termination of lease notices have been sent out to about 60 tenants of the old Calgary Herald block in the down-town as owner Brookfield prepares the site for demolition – which could take place in the second half of this year – and the construction of a new office skyscraper.
Jan Sucharda, president and chief executive of Canadian commercial operations for Brookfield Office Properties, confirmed notices were sent to office and retail tenants recently.
“We delivered those notices as the next logical step in planning for ultimately a new office complex in the city,” said Sucharda. “Clearly the city is quite dynamic. Calgary’s residential real estate market is poised to turn the corner as 2012 will signal increasing demand for housing in the city, says the president of the Calgary Real Estate Board.
“I believe it’s imminent that we’ll start to see the result of all those economic indicators come to fruition and hit the ground, get traction this coming year. It’s got to happen,” Sano Stante said in a recent interview.
All those positive economic indicators include strong economic growth, increased net migration and continued employment growth for both the city and the province.
