The social ills of east central Calgary may soon be a thing of the past if the aspirations of city council and the International Avenue Business Revitalization Zone (IABRZ) come to fruition.
For decades the rough end of town east of Deerfoot Trail has been represented primarily by the communities of Ward 10: Abbeydale, Albert Park, Forest Heights, Forest Lawn, Franklin, Marlborough and Penbrooke.
André Chabot became the alderman for Ward 10 in 2007. He says new immigrants struggling to integrate, combined with low incomes, make his riding uniquely resource-intensive and unable to pay for itself.
“(Former Mayor) Dave Bronconnier made this argument with me time and again,” Chabot told Fast Forward Weekly on November 2.
“He said, ‘your residents pay a disproportionately low percentage of the overall tax revenue and use the majority of the services, so you, sir, should approve all tax increases, because they’re essentially subsidized by the rest of the city.’” Want to read more in depth on this article? November property sales in the Fraser Valley wee up slightly compared to last year and didn’t experience the usual month-over-month seasonal decline.
The Fraser Valley Real Estate Board processed 1,120 sales in November on its Multiple Listing Service® (MLS®), an increase of 3 per cent compared to the 1,084 sales during the same month last year and a decrease of 2 per cent compared to 1,139 sales in October. In the last decade, sales decreased on average 9 per cent from October to November.
Board president, Sukh Sidhu says, “Given the time of year, Fraser Valley is experiencing steady buying activity with notable month-over-month increases in the sale of homes with an attractive price point.
“For example, townhome sales in central Surrey increased by 20 per cent in one month and in Langley by 43 per cent.” Sidhu adds, “Fraser Valley offers buyers the key value of affordability. Lowell Martens, of RE/MAX Real Estate (Mountain View) in Calgary, said any hesitation on the part of some buyers in the city is more than likely a direct reflection of the uncertainty in the European economic situation.
He said commercial real estate construction taking place in Calgary “tells us the long-term feeling out there is very positive for Calgary.”
“We have a very stable market over the next little while. We don’t anticipate any big upswings but at the same time we don’t anticipate any big downswings either. It’s going to be very stable,” he said.

CALGARY — Alberta is once again positioned as one of Canada’s provincial growth leaders, according to the latest RBC Economics Provincial Outlook report released Monday.
The provincial economy is set to grow at a rate of 4.0 per cent this year and 3.9 per cent in 2012.
“Amid the heightened global economic uncertainty, Alberta’s steady progress towards full recovery from the recession is refreshing,” said Craig Wright, senior vice-president and chief economist, RBC, in a statement. “Were it not for the even stronger performance by Saskatchewan, Alberta would recapture the crown of Canada’s fastest growing provincial economy.”
RBC is forecasting economic growth for Canada of 2.3 per cent this year followed by 2.5 per cent in 2012.

Property investors need to better capitalize on the boom in private money by using “creative loan structuring” to help lenders access their RRSP savings, said one expert in that niche area.
“Many real estate investors are unaware that (individuals) can use RRSPs or any other registered funds in debt-related vehicles, such as mortgages,” said Marcel Greaux, an active real estate and mortgage investor, but also a mortgage agent specializing in private money placement using cash, RRSPs and TFSAs etc.
“For the real estate investor looking to use private money, there is more than enough money available to do deals with a little creativity.”
That creativity may be increasingly called for as commercial banks such as CIBC use year-end reports to signal their move away from this year’s aggressive pursuit of mortgage deals. CALGARY — Calgary’s luxury home market has seen a spike in demand this year with sales in the upper-end approaching the record levels of 2007.
Brendan Hughes, a realtor with RE/MAX Real Estate (Central) in Calgary, said sales in the upper-end market are a sign of a good economy in the city.
“It’s vibrant and it’s growing. Jobs are being created. People are moving here,” said Hughes.
