CALGARY — Council’s long and winding debate about secondary suite reform hit an alarmingly emotional note Monday, as one alderman apologized for accusing colleagues of a form of “racism.”
That loaded term — “environmental racism” to be precise — came out during a council discussion of types of public consultation on restrictive rules on suites in many neigbhourhoods.

The Calgary Real Estate Board has changed its expectations report for sales activity to a more reasonable level in 2011.
In January, CREB optimistically called for a 20% increase in single-family home sales and a 16% increase in condo sales this year over last year, but now is expecting a more realistic increase of 7.7% for single-family home sales and a 1.5% decrease in condominium sales.
CREB points out in its report that economic indicators for Alberta and Calgary have been improving as 2011 has progressed — new jobs have been created, migration to the province is up, rental vacancy rates are down and investment spending is up — all supporting a stronger year-over-year housing market. The Calgary region’s homebuilding industry is forecast to see a rise in activity.
The Conference Board of Canada said Friday that short and long-term expectations for housing starts in the Calgary census metropolitan area were both positive.
A year ago, the board said the seasonally-adjusted annual rate of housing starts for the Calgary CMA was 9,541 units. Now (August), the board has upped that to 13,752 starts.
Short-term expectations are based on residential permits data.
Long-term expectations are based on demographic requirements.

How long it’s going to last is anybody’s guess – but for now, Calgary is the most affordable city in Canada in which to buy a home, says a report.
More than that, Alberta is the most affordable province, says the most recent housing affordability report issued by RBC for the second quarter of this year.
“In Calgary, it is the most affordable it has been in six years,” says Bill McFarlane, Calgary-based RBC sales manager for Prairie builder markets.

CALGARY — MLS sales in Calgary rose by 22.1 per cent in August compared with a year ago — a greater year-over-year rate of growth than the rest of the country.
The Canadian Real Estate Association said Thursday that Calgary recorded 1,907 MLS sales for all residential properties during the month for an average price of $394,251, up 2.2 per cent from last year.

For the seventh consecutive month, Canadian home prices increased in June, according to the Teranet-National Bank National Composite Price Index.
On a national average, prices in June (the most current figures available) were up 1.7% from the previous month, taking the index to a new high of 144.27 (with June 2005 equaling 100).
