CALGARY — Small rooms, bug-infested cupboards and dirty roommates may all be the rituals of university life. But this year, a low vacancy rate and one of the highest average monthly rents in the country means students will be facing an especially daunting search for housing come Labour Day.
According to Canada Mortgage and Housing Corp. statistics, Calgary’s vacancy rate in April was 3.4 per cent, a drop from 5.3 per cent a year previous. The average rent for a two-bedroom apartment now stands at $1,040 per month, more than 20 per cent higher than the national average, according to Matt McMillan, the vice-president external with the University of Calgary’s student union. CALGARY — Calgary’s housing market continues to gradually strengthen, with sales for July and the year-until-now up over last year.

Residential home sales in Calgary are continuing to trend towards recovery. The Calgary Real Estate Board says there were almost 12 thousand single family and condo sales in the first 7 months of the year…a 5 percent increase compared to the same period last year. However, overall sales levels remain 17 per cent below the 10-year average for this period.
Single family home sales in July jumped 8 percent while condo sales were up 14 percent compared to July 2010, although year-to-date listings for both categories remain lower than last year, and there is about 4 months worth of inventory.
